Very scenic property with beautiful hills and lots of
wildlife ......Lower Enstrangement Lake
54 acres / Over 1800 feet of
lakefront/ abuts Government Land
During our first 15 minutes on the
property this spring, we had visits from a moose, squirrels, a beaver, and
variety of ducks & other marsh birds

All 1834 feet of shoreline is
remarkably beautiful. The north & west shoreline is mainly marshy, but very
pretty. The south shoreline consists of marshy areas,
gravel & some rock
outcropping.
There is also a nice rock point out in the lake which is on
the property and is visible on the map. The avid outdoors person and
recreationalist will have a great time with this property as there is terrific
canoeing, hiking, fishing, camping, wildlife viewing, etc....
You have 54 pristine acres
that is fully treed with a variety of large and mature Jack Pine, Red Pine,
Maple, Black Spruce, Birch, Cherry, Balsam Fir & Aspen. One of only two
properties on this lake. The balance of the property on the lake is Government
Crown Land.
Government Crown Land ( thousands of acres ) abuts the
Western & Northern boundaries giving you extra area to enjoy! This
relatively small & shallow lake (see maps) has excellent Northern Pike Fishing. One of
our scouts went fishing a couple weeks earlier and knocked off several Northern
Pike in one hour. On our visit to the property this spring, we could see the
Northern Pike spawning in the shallow weeds. Follow the creek north east and
you have access to Upper Enstrangement Lake for more Northern Pike fishing.
Eastern, Western & Southern Exposure / Extremely remote, private and
secluded. Many beautiful cabin locations on both sides of the lake (especially
the south east side) The Southeast portion of the property is very high and
hilly and has many beautiful lookouts. The soil consists of rock, boulder, sand
& clay loam areas. The west side of the property is level and sandy and
sits about 6 feet above the lake.
The property is accessed by a very
good ATV trail (both wet & dry areas) and is about a 20 minute ride from the end of the year round
gravel road. There is plenty of room here to park your vehicle and trailer. An
ideal location to generate your own wind or solar power. Lots of wildlife
including Moose, Bear, Fox, Lynx, Wolf, Ducks, Geese & Partridge.
NOTE: As most of you are aware, 99%
of all waterfront property in Northern Ontario has a standard Crown Shoreline
reservation in front of the lot or property. If the Crown land is 66 feet or less you can
purchase this section of property. With this lot, the shoreline reserve
is 66 ft. so you can apply to purchase this section of Crown Land if you
so desire.
